We’re excited to have you living with us in your on-campus apartment this year! We hope you’ll help us create a community where your independence, social experience, and academic success will be a highlight of your time at UIndy. In collaboration with PeakMade Apartment Management Company, we hope you find your assigned space a comfortable home.
Please use this webpage as a useful guide and resource to help you feel more acclimated to living in our apartment communities. However, it does not supersede the signed leasing agreement and policies outlined in the Student Handbook.

Apartment Community Assistants (ACAs)
Apartment Community Assistants (ACAs) are student staff living in the building and available to you as peer support. There are four to six ACAs per apartment complex. ACAs:
- Work in the main office.
- Provide passive and active community-wide initiatives.
- Walk the building to ensure safety and security.
- Respond to issues in the community and enforce policy violations.
The 2025-2026 school year leasing contract is an 11.5-month lease that begins on August 5th, 2025, at 9 a.m. and ends on July 15th, 2026, at 12 p.m. Leasees are responsible for fulfilling payments throughout the lease. Leasing is by person and billed through the Office of Student Billing and Payment, which is placed on your billing statement through UIndy. If you are no longer enrolled during the leasing period, please contact Student Billing to ensure the accurate steps are completed to fulfill any payment responsibilities.
Your lease may not be canceled; residents are not eligible for housing refunds or proration of housing charges for any reason. If you would like to submit an appeal, please contact Kelsey Earle at earlek@uindy.edu.
Leasing information for the following year, to either re-sign your current lease or sign a new lease in a different space, will be available in mid-late fall 2025.
Room Assignments
The room within the apartment you signed up for has been assigned, and the letter listed for your apartment number is your bedspace. Rooms are lettered accordingly from left to right (A-D). You are responsible for your bedroom and bathroom assigned to you, so swapping bed spaces is not permitted. You are responsible for damages to your assigned bedspace, bathroom, and common areas.
At the end of the leasing period or upon checkout, staff will inspect your assigned space for damage. Residents are expected to pay the costs of restoring the space to move-in-ready condition.
If you have leasing issues or concerns, please contact a Residence Life staff member or the Office of Student Affairs.
Renter’s Insurance
We strongly recommend all residents purchase renters’ insurance to protect their personal belongings in the event of unforeseen circumstances such as maintenance issues, theft, fire, water damage, or power outages. Please note that renter’s insurance is not included in your leasing agreement. Neither Residence Life nor Peakmade is liable for any lost, stolen, or damaged personal property, including perishable items, due to power loss, or damage resulting from leaks, weather-related incidents, or other unexpected events.
Move-In
The first available day to move in is August 5th. You are able to move in any day after August 5th that is convenient to you. Upon arrival, follow the designated signs for parking and park in legally designated spots. On August 5th, apartment staff will have tents outside of your building to check in, issue keys, and provide additional apartment information. Once moved in, please park in the adjacent parking areas to allow others a chance to unload their belongings.
After August 5th, please go to the apartment office or call the staff phone number posted to collect your move-in materials.
- College Crossing- Entrance is located in the basement of the building.
- Greyhound Village- Entrance is located facing the 5/3rd bank.
- University Lofts- Entrance is located in the East Building on the 1st floor.
As a note, all bedrooms and bathrooms will be cleaned before your arrival. If you’re moving into a fully vacated unit, common areas and kitchens will also be cleaned. If current residents remain, shared spaces are their responsibility and may not be able to be cleaned by the apartment staff.
Check your housing portal for any roommate contact information to establish communication. Changes in roommates could have occurred since you originally signed your lease.

- Supplementary furniture- bookcases, cube storage etc.
- Trash cans and bags
- Toiletries and hygiene products
Items to leave at home/not permitted:
- BBQ grills- all types
- Candles, incense, potpourri pots, all open flames of any kind
- Fireworks and explosives
- Illegal drugs and drug paraphernalia
- Large sound equipment (bass amplifiers, large speakers, surround sound systems
- Live Christmas trees and non-battery operated string lights
- Mounted TV units
- Wall paint
- Waterbeds
- Weapons (firearms, machetes and blades larger than 6inches, tasers etc.)
- Wheeled recreational equipment (Scooters, hoverboards etc.)
- Pets (except for fish in tanks smaller than 10 gallons).
- ESAs are permitted after proper approval from Disability Services and Residence Life.
Do not bring unapproved animals to campus. Unapproved animals found in the apartment at any time without proper approval will be asked to be removed within 24-48 hours. Additional fines could be assessed until the animal is removed.
Leasing/Main Office
Each apartment complex has an office where residents can pick up packages, submit maintenance requests, report issues, answer calls, issue clubhouse game equipment, etc. Regular office hours are traditionally 10 a.m. to 9 p.m. Monday through Friday and 11 a.m. to 4 p.m. on weekends, but they will be posted each semester based on community needs.
Please note, at times you may reach an automated call service menu to help route you to the person or contact to ensure your questions or issues are addressed properly. Please follow the menu options and leave identifying information for the best assistance.
Maintenance
Reporting an Issue/Work Orders
- Visit the main office or email the RSM of the building to report an issue.
- Please be detailed about the issue and whether you would like to be present when a maintenance technician comes to the apartment.
- Reported issues may take up to 48 business hours to respond to and repair. Upon move-in, the maintenance may take longer due to the large volume of reports.
- You should receive an automated email when a work order has been submitted.
Emergency Maintenance
- Contact apartment staff immediately to assist by visiting the office or calling the provided phone number on the front page.
- Examples of emergency maintenance may include (not an exhaustive list):
- Flooding, large plumbing issues, and water leaks
- No heat in the winter
- Broken locks/locks malfunctioning
- Broken windows
- Large electrical issues
Quarterly Inspections and Preventative Sprays
About twice a semester, PeakMade staff and/or outside contractors, escorted by staff, conduct routine inspections to ensure air filters are replaced and the apartment is orderly and functioning. Preventative maintenance, like spraying for ants and other bugs and updating IT modems to maintain the facilities, can also occur. Units are not able to opt out of property-wide inspections.
Cable TV
UIndy provides free access to Xfinity On Campus, including HBO Max. Stream or record shows at xfinityoncampus.com or through the Xfinity Stream App using your UIndy username and password. For support, contact the UIndy Help Desk or refer to the online Tech Guides.
Clubhouse/Social Spaces
- Greyhound Village Clubhouse- Open during desk hours
- College Crossing and University Lofts- all social spaces 24 hours
- Events must be approved by Residence Life
Electricity
A $50 allowance per person for electricity for a unit, as stated in the lease. Should the allowance exceed the amount for the month, residents will be contacted to pay the difference.
Fitness Center (CC/GV Only)
Each fitness center is located near the office and has limited equipment for use. Apartment staff reserves the right to alter hours or temporarily close the fitness center.
Internet & Printing
Please use the UIndySecure for WIFI. Register any devices you may use to connect to the WIFI. Please contact the UIndy Help Desk or use the IT Tech guides for any issues. There are also mobile print stations available in each complex near the main office (CC, UL) or first floor of the complex (GV).
Mail/Packages
Letterboxes for mail are located by the main office or in the entryways of each building and correspond with your apartment number. You will be issued a key at move-in.
Packages will be logged through the main office and will receive an email when it is ready for pickup.

The main office and staff do not accept food orders or package drop-offs from third-party vendors such as Shipt, Uber Eats, DoorDash, etc. Please meet these parties directly. Apartment management is not responsible for loss or damage incurred by accepting packages. If you have issues regarding mail, please contact your apartment's Resident Services Manager (RSM).
Trash Service
Trash is included in the rent. Please use the outdoor dumpsters located on site. You are responsible for removing and disposing of trash in the dumpsters. Trash left on balconies, hallways, or common areas is not permitted, and a $50 fee could be assessed if not addressed promptly.
Water/Sewer
Water is included in the cost of rent. Please ensure all faucets are turned off when not in use.
The policies of the apartment buildings are designed to create a safe and orderly living/learning environment. Students who conduct themselves in a manner that violates or is inconsistent with such policies are subject to disciplinary procedures and sanctions as set forth in this procedure. Residence Hall policies are administered by the ACAs and, ultimately, the Residence Life professional staff. In the event of disputes or concerns with the decisions that are made by the residence hall staff that are not disciplinary in nature, such as roommate conflicts and other hall-related concerns, the Office of Student Affairs may become involved. Policies can be changed at the discretion of the Residence Life professional staff at any time. In the event of a change, notification will be given to students.
For more information on policies, review your housing lease agreement and the UIndy Student Handbook. Apartments are also considered to be on campus, and violations of these policies and expectations will be determined by the Apartment Staff.
Apartment Capacity/Guests
Each resident is permitted 2 guests at a time for the sake of security, safety, and respecting neighbors.
- 1 bedroom: 3 people total
- 2 bedroom: 6 people total
- 3 bedroom: 9 people total
- 4 bedroom: 12 people total
Roommates are encouraged to work out an agreement for acceptable visitation during the established visiting hours.
During visiting hours, all guests must be escorted by the host while in the living areas and common spaces of the building. The host resident is responsible for the conduct of their guests, and guests are expected to abide by all University and residence hall policies. Residents are subject to the student conduct process if/when their guests violate policies outlined in this handbook.
Residents may not have an overnight guest unless it is approved by their roommate. Overnight visitors may only stay a total of 3 days in duration and not exceed 10 days during an academic year. Excessive numbers of overnight guests may be restricted by residence hall staff with or without complaint.
Common/lobby areas are not to be used for overnight guests.
Failure to comply can result in fines, loss of visitation privileges, or other sanctions.
Alcohol
Residents who are 21 years of age are permitted to possess and consume alcohol within their units. Open consumption of alcohol is not permitted on patios/balconies, hallways, or courtyards. Alcohol should not be provided to anyone underage. Alcohol is prohibited on the rest of the UIndy Campus.
Balcony/Patio Policy
Apartments with balconies or patios, please be courteous of noise. Pedestrians should not be bothered or yelled at. Items should not be thrown from balconies. The following is not permitted:
- Alcoholic beverages, grills, lights, flags, large items, trash, and garbage.
- Furniture not designated as patio furniture. Chairs and tables are acceptable.
- Jumping or climbing over the balcony railing to enter or exit.
Courtesy and Quiet Hours
Courtesy hours are maintaining a level of respect for other people in the building and demonstrating this respect. Residents will not create loud enough noise to be heard outside apartment units or in neighboring units. This could include music, amplified bass, voices, TVs, etc. Please be considerate of your neighbors next door, above, and below your apartment.
The following quiet hours are established so residents will have time to study, relax, or rest without interruption:
- Sunday through Thursday – 10 p.m. to 8 a.m.
- Friday through Saturday – 12 a.m. to 8 a.m.
- 24-hour quiet hours are observed during finals week
Other quiet hours may be designated by the Residence Life professional staff.
Damage/Cleanliness
Any damages that occur to the common areas, room furniture, hall equipment, etc., must be reported immediately to the hall staff. Students may be billed for damages throughout the academic year that are determined to be excessive. Individuals or entire floors may be billed for damages that occur on floors or within common areas where a responsible party cannot be identified. Damage charges are based on damages reported following the inspection of the room or common areas by the Resident Assistant and/or the Residence Life professional staff. Any questions regarding the damages or related charges should be addressed to the Residence Life professional staff. Damage charges will be billed to the student’s account through the Office of Student Affairs.
The following is a list of damage charges students may face for policy violations, general conduct, or non-compliance:
- $10 minimum per student — Common area floor/building area damages
- $10 — Replacement ID (available through the Office of Student Affairs, Schwitzer 210)
- $25 — No shower curtain (applicable buildings)
- $25 per instance — Trash left in bathrooms, common areas, or hallways
- $25 — Breaking of closing violations (failure to comply with procedures)
- $25 minimum — Inappropriate/destructive use of living space equipment or facilities
- $30 on third and subsequent instances — Lockouts
- $50 for all parties involved — Unauthorized use of laundry facilities
- $50 — Unsanitary condition of room
- $50 per person — Unsanitary condition of a lobby or shared space
- $50 — Improper check-out
- $100 — Lost key or sharing key/student IDs
Upon move-in, all residents are provided an Apartment Condition Form. Please take time reviewing all damages present in the space to appropriately document the state of the apartment and return it to the main office. It is also recommended to take photos to document the condition of the apartment or any damages upon the lease start date in the event a damage charge needs to be appealed.
Drugs and Drug Paraphernalia
Use, possession, distribution, or being under the influence of illegal drugs, including paraphernalia, is prohibited anywhere on the University campus property and will be confiscated if found.
Emergency Equipment
False reporting of an emergency, unauthorized use of or tampering with emergency or safety equipment (such as fire hoses or fire extinguishers), and interference with emergency evacuation are all prohibited and are criminal offenses. Involvement in any of the above may result in University and criminal prosecution.
Emergency Evacuation Drills
Emergency evacuation drills are held periodically, and residents are expected to evacuate the residence halls. All students are expected to comply with fire drill procedures and safety regulations and follow the instructions of hall staff and safety personnel. Failure to comply can result in monetary fines and other sanctions, including residence hall suspension or expulsion.
Firearms & Other Weapons
Firearms and weapons of any kind are prohibited on UIndy’s campus, including those stored in vehicles in university parking lots. Cooking utensils, such as knives, are permitted, but should be safely stored. See the UIndy Student Handbook for additional information.
Housekeeping
The University provides a housekeeping crew to maintain the common areas of the apartment buildings. Residents are responsible for cleaning their own rooms. Residents are responsible for the cleanliness of private bathrooms. Residents are also required to remove their own trash and take it to the dumpsters. The disposal of room trash in public and community spaces is prohibited.

- Extension cords or multiple wall outlet adapters (unless used with a multiple outlet surge protector)
- Grill units (George Foreman, etc.)
- Firearms
- Fireworks, explosives
- Hotplates (irons, drip coffee makers, electric skillets)
- Illicit drugs, alcohol or related paraphernalia
- Incense
- Live Christmas Trees
- Non-battery-operated string lights (aka Christmas lights)
- Open flames of any kind
- Potpourri pots
- Space heaters
- Toasters/toaster ovens
- Waterbeds
- Weapons of any kind
Keys/ID Access
Each resident should use their UIndy student ID, which provides access to exterior access points. Residents will be issued keys to open their apartment/bedroom doors. For safety reasons, residents are not permitted to lend their keys or student ID to others. Keys/IDs being shared can be confiscated by Residence Life Professional Staff.
Residents are encouraged to lock their doors and carry keys at all times. Duplication of keys is prohibited, and lost keys should be reported immediately.
If a key or temporary ID is lost or not returned, the following charges will be incurred:
- Each lost key: $50
- Lost Temporary ID amount: $10
Lockouts
The exterior doors of each apartment building remain locked at all times to provide access to the facility only to residents (and their escorted guests) of the building. Residents must lock the doors to their rooms each time they leave. Residents are expected to carry their keys and student IDs with them at all times in order to provide access to the building and to their individual room assignment. In the event a student is locked out of their room and/or building and requires assistance from residence life staff to re-enter, the staff will record the number of instances in which a student has requested lock-out assistance. The first two lockouts will be assisted as a courtesy. Three or more lockouts a semester could result in a $10 charge per incident.
Posting (Fliers, Signs, etc.)
Bulletin boards are reserved for use by residence life staff. All material from the Office of Student Affairs or its staff may be posted or distributed in a variety of locations within the apartment buildings. Other campus entities and student groups must abide by these policies.
All materials not brought to the Office of Student Affairs for distribution by the residence life staff will be removed.
There will be no postings on the outside doors or walls. In addition, postings in the lobbies will be limited to bulletin boards.
Alcohol- or drug-related posters and fliers are prohibited. Postings deemed tasteless or offensive by the Residence Life staff will be removed. Postings other than fliers may be brought to the Office of Student Affairs and will be placed at the hall desk for distribution with the permission of the Student Affairs staff.
Residents may not post any items in common areas (outside room doors, windows, hallways, etc.) that may be deemed offensive or are alcohol- or drug-related. Residence Life reserves the right to remove any items deemed offensive or inappropriate.

Parking
Vehicles need a parking permit to park in the designated lots. Parking permits are free and can be ordered online through the parking portal on their MyUIndy portal. Residents are not to park in employee or identifiable Residence Life parking spots. Violators would be towed at their expense.
Pets
Only aquatic life (that can remain underwater 24 hours per day) maintained in aquariums (maximum 10-gallon tanks) is permitted on campus. No other animals are permitted.
Service dogs for persons with disabilities and certified police dogs are exempt from this policy. Emotional Support Animals (ESAs) approved by the Office of Disability Resources are permitted upon approval by Residence Life in residence halls and apartments. For more information on ESAs, please see the Emotional Support Animal Policy.
Room Personalization
Decorating the room is permissible within the established guidelines. University furnishings may not be removed from the room, and furnishings cannot be disassembled.
Nails may not be used. Residents may use the “no nail” type of hanger or tape (sticky tac, no-stick tape) to hang pictures or posters in the room. Foam tape, duct tape, and anything that will leave a mark on the doors or walls are not permitted. Vinyl/wall decals are not permitted on walls. Residents will be charged for any marks left on the walls or doors.
No more than 10% of the walls may be covered with flammable materials, and nothing should be adhered to or hanging from the ceiling. Acetate, cellophane, tissue paper, or other combustible material over or in light fixtures is prohibited.
Carpeting may not be attached to the floor and must be removed upon vacating the room.
The painting of rooms or permanent alterations to University property by anyone other than University personnel are prohibited.
No decor should hang from or be adhered to the ceiling or smoke/fire alarm fixtures.
Smoking and Tobacco
The entire University of Indianapolis campus is smoke-free. Smoking and the use of tobacco products and their derivatives (such as vaping) are prohibited in all campus buildings and on campus property, including the residence halls and campus apartments.
Permissible areas for the use of tobacco products include inside private vehicles and public areas along city streets (e.g., Shelby Street or Hanna Avenue). Visitors are expected to abide by this policy. Refer to the Tobacco Free Campus Policy for more information.
Storage
The University does not provide storage for personal property. Items remaining in the room after vacating will be disposed of by maintenance, and residents can be charged for the removal of items.
Windows
Holiday clings, flags, signs, or sheets covering or fully occupying windows are not permitted.
Wheeled Devices
Skateboards, roller blades/skates, and similar wheeled devices are not permitted for use inside the building. Bicycles should be chained to bike racks outside.
A student may store a wheelchair and other mobility devices in their room provided it does not create an unsafe condition in the room. Students are responsible for any damage incurred from storage of the device (i.e., rooms, hallways, common areas, elevators). Mobility devices may not be stored in hallways, lounges, or any common area in the residence hall.
Student Conduct Process
All above posted policies will be adjudicated through the Office of Residence Life and the Office of Student Affairs. Procedures of the Student Conduct Process are explained in the UIndy Student Handbook.
Sanctions for individuals found responsible for policy violations may include disciplinary actions up to suspension or expulsion, as outlined in the Student Handbook.
Housing accommodations for students with disabilities will be provided with the understanding that students with disability needs will be assessed on a case-by-case basis. If reasonable accommodations cannot be immediately satisfied due to capacity, facility design, availability, etc., the Office of Student Affairs will prioritize requests before handling others. UIndy will make reasonable modifications to its room rate structure to avoid discrimination on the basis of disability.
Before student disability-related housing accommodation requests may be considered, students must first be registered with the Office of Disability Resources. To register with Disability Resources, students must complete the following process:
- Contact the Office of Disability Resources and complete a Housing Accommodations for Students with Disabilities Form. These forms are available online or by emailing Disability Resources (disabilities@uindy.edu). The Office of Disability Resources is located in Schwitzer Student Center 103.
- Fax, mail, deliver, or email all documentation required by the Office of Disability Resources certifying the disability and reasons for needing housing accommodations.
Students and families are encouraged to communicate regarding emergency situations that may occur while the student resides at the University of Indianapolis. The University has established a crisis communication plan to guide responses to campus crises that pose a threat to health, life, and property. Families should develop their own plans for communicating with one another when a crisis does occur.

Bomb Threat Procedures
Students are encouraged to read and study their individual hall’s building emergency action plan.
In the event of a bomb threat, please do the following:
- Take all threats seriously.
- Obtain as much detail as possible (location, time, etc.).
- Notify University Police (911).
- Notify Residence Hall staff.
- Do not evacuate until instructed to do so by University personnel.
- Follow the instructions of the hall staff and safety personnel.
Earthquake Procedures
Students are encouraged to read and study their individual hall’s building emergency action plan.
In the event of an earthquake, please do the following:
- Take cover under a table or desk to avoid falling objects.
- Do not attempt to evacuate the building until it is safe to do so.
- If you are outside, move away from buildings, trees, and power lines.
- Remain calm and be prepared for aftershocks.
- Report to a designated rally point when safe.
Fire Alarms and Evacuation Procedures
Students are encouraged to read and study their individual hall’s building emergency action plan.
Whenever there is evidence of fire, such as smoke, fumes, or excessive heat, sound the alarm at once and contact the residence hall staff immediately. All fires, regardless of size or manner of extinguishing, must be reported. In the event the fire alarm sounds, all students are encouraged to alert their roommates and the residents living adjacent to their room and follow this procedure:
- Wear shoes; take a coat or blanket.
- Close the door, but leave the room unlocked.
- Go to your assigned exit.
- Leave the building quickly and quietly without running.
- Remain outside until the “all clear” is given.
- Follow the instructions of hall staff, safety personnel, and/or the Guardian App communication.
Severe Weather Alert
Students are encouraged to read and study their individual hall’s building emergency action plan.
In case of a severe weather alert, please do the following:
- Seek shelter in the lowest level of a building, interior hallways, or restrooms.
- Stay away from windows and doors.
- Do not leave the building until the “all-clear” is received.
- Stay away from trees, power lines, and open areas.
- Follow the instructions of the hall staff and safety personnel.
Students should note the difference between a severe weather watch and a warning.
In the event of a severe weather watch, this means that weather conditions are ideal for severe weather like tornadoes and severe storms; no actual conditions currently exist.
In the event of a severe weather warning, this means that severe weather has been detected or tornadoes have been spotted. Students will be kept informed of severe weather conditions.
Active Aggressor Procedures
In case of an active aggressor, please do the following:
- Follow University lockdown procedures.
- Shelter in place.
- Run, hide, fight—do not go to rally point.
Emergency Evacuation for Students with Disabilities
All students with disabilities who may require assistance in an emergency or building evacuation should work directly with Residence Life staff to formulate an evacuation plan.
Pandemic Protocol (COVID-19 and others)
In the event of a global healthcare pandemic, the University of Indianapolis may put in place any protocols in place to help protect students. These protocols may change as deemed necessary by the University of Indianapolis staff with guidance from healthcare professionals.
Guardian App
The Guardian App is the University of Indianapolis’s mass emergency notification system. It is the chief wide-scale notification vehicle for the University in situations requiring rapid dissemination of information to all faculty, staff, and students or to select groups who have entered the system. Therefore, it will not be used for routine messages and announcements. The Guardian App does not replace other methods of communication—for example, web, intranet, email listservs, and the news media. In most situations, it will be the first method of communication, augmented by various other channels.

Alertus Beacons
The University has installed Alertus Beacons to signal an emergency in building areas with low connectivity.
Appliances
- Dishwasher
Only use dishwasher detergent and run hot water for a minute before running a cycle. - Garbage Disposals
Run cold water for 30 seconds after using your disposal. Once a month, run the disposal with ice cubes to keep the blades sharpened. - Washing Machines
Avoid oversized loads to prevent the machine from over-rotating. Leave the washer's door open when not in use to prevent mold and mildew. - Thermostat
Factory-recommended settings are between 70-72° Fahrenheit to avoid mold and mildew. The air conditioner should not be turned on with windows or doors open or less than 50°F outside. If temperatures are below 40°F, keep the heat on to avoid freezing pipes.
Address all issues promptly once they are noticed. Ignoring problems can lead to further damage and more extensive repairs.
Cleaning
We recommend using all-purpose cleaners as they are compatible with multiple surfaces in the apartment. We also recommend vacuuming and maintaining carpets.
Roommate Communication
Set expectations with your roommate about how you want to utilize your shared spaces. Talk about guests, noise levels, larger shared items like TVs or appliances, cleaning, temperature, etc. It could also be important to talk about any shared expenses for food or apartment items. It is helpful to have expectations written out in case conflict arises.
Safety and Security
Lock your doors and windows when leaving the apartment, and don't leave valuables in plain sight. Do not let strangers walk into the facility behind you or prop doors open. It is also good to note where smoke detectors and fire extinguishers are located.
Other Tips
- Only toilet paper is to be flushed down toilets.
- Run appliances when someone is home to prevent any large flooding or issues.
- Turn off the lights when not in use.
